The calendar below is kept in sync with our listings, so what you see is current. If the dates you want look taken, ask anyway — things move.

Fill this in and we’ll get back to you — usually the same day, always within 24 hours. Nothing is charged and nothing is committed until we’ve both agreed the dates work.

What happens next

  1. We confirm the house is free and send you a total, itemised.
  2. If you’re happy, we send a short rental agreement and a payment link.
  3. 50% holds the dates; the balance is due 30 days before you arrive.
  4. A week before, you get the door code, directions and a note about the road.

The fine print

Booking & cancellation

Paying

50% holds your dates. The balance is due 30 days before arrival. We take card or bank transfer — you’ll get a proper invoice and receipt either way.

Cancelling

Cancel 30 or more days out and you get everything back. Inside 30 days we refund whatever we manage to re-book. We’d always rather move your dates than keep your money.

Damage

A $300 refundable deposit is held and returned within seven days of check-out. Normal wear is expected and never charged for. Things break; just tell us.

Things people ask

Is it really cheaper to book direct?

Yes, and not by a small amount. The nightly rate is the same either way, but booking through a platform adds a guest service fee of roughly 14–16% to your total. On a week in October that’s usually a few hundred dollars. Booking with us removes it entirely.

Is booking direct safe?

You get a written rental agreement before any money changes hands, an itemised invoice, and a receipt. Payment goes through a card processor, not to a person’s cash app. We’ve been renting this house since 2023 and we’re findable — phone number, address and real names, all on this site.

What if the dates I want are showing as booked?

Ask anyway. Bookings move, and the calendar occasionally lags. We’ll also tell you if a near-miss week is open — often people are more flexible than they think.

Can we bring a dog?

Unfortunately not, and we’re sorry — we know it’s a disappointment. The land behind the house is a protected wildlife area with strict rules about domestic animals, so we can’t allow pets of any kind. This one isn’t ours to bend.

Is the road passable in winter?

Yes. The town plows Valley Road and we keep the driveway clear. That said, this is rural New Hampshire in February — bring a car you trust, ideally with all-wheel drive and real winter tyres. We’ll tell you honestly what the forecast looks like before you set out.

How good is the internet, really?

Good. There’s fibre to the house and people work from here regularly. Mobile signal is a different story — it’s patchy indoors and unreliable on the last few miles of road. Wi-Fi calling works fine.

Can we have a wedding or a party?

No parties or events, sorry. A quiet family gathering is fine and day visitors are welcome, but we have close neighbours by rural standards and we intend to stay on good terms with them.

Do you have a minimum stay?

2 nights most of the year, three in summer and foliage season, four over the big holidays. If you want a single night on a quiet midweek in November, ask — we sometimes say yes.
